Arrow Cove is a 22.2-acre waterfront parcel located on Saltworks Creek in the waterfront community of Epping Forest. The property is comprised of 130 lots that were subdivided in 1926. Elm Street re-subdivided the existing lots to yield 7 one to two acre lots, 5 of which will have deep water access. Site Development work was completed in 2008. Home sites are being sold to custom builders and private individuals.
Boyds Ridge is a 15.5-acre assemblage of properties located near the South River at the head of Boyds Cove adjacent to the waterfront community of Cape St. John. Elm Street obtained approvals for 22 single family detached lots in the spring of 2004 and completed site development in early 2005. Craftmark Homes completed home construction in the second quarter of 2006.
Chapel Glen is a 4-acre parcel located off Waugh Chapel Road in Odenton, MD. The site is adjacent to Waugh Chapel Meadows and is comprised of 14 single family units. Final Plan was received in Summer 2012 and site work began in Fall 2012. Williamsburg Homes began home construction in early 2013.
Cattail Passage is a combination of a 3 lot minor subdivision located off Ritchie Highway and a 13-lot subdivision located off Whites Road, both in Severna Park. All lots are one-third acre sites adjacent to the County’s Baltimore/Annapolis Trail. Ryan Homes completed home construction in 2006.
Located off Route 424, Crofton Chase consists of 109 wooded single family lots. Crofton Chase was developed in partnership with Perpetual Real Estate Services and was completed in 1992.
Elm Street Development purchased this 5.7-acre parcel in the Riva Trace Planned Unit Development located off Riva Road in the fall of 2004. The parcel is the former home of the Riva Trace Baptist Church. Final approvals for the 22-lot, traditional single-family development were obtained in 2007 and Site Development work was completed in 2008. Ryan completed home construction in the Spring of 2010.
These 103 single family lots constitute the final phase of the Fox Chase PUD. The recorded lots were purchased in 1999 from South Charles Realty. Ryan Homes continued their Fox Chase program with an option to purchase all 103 lots. Construction was completed in the Spring of 2003.
The Gregor/Kim Property is a 5-acre parcel located adjacent to Arundel Preserve in Jessup, Maryland. Elm Street obtained rezoning of the property from R-1 to R-10 as part of the Comprehensive Zoning process in late 2011. Sketch Plan approval for 48 twenty-two-foot townhouses is complete, and final approval is expected in late 2013, with an option to purchase all 103 lots. Construction was completed in the Spring of 2003.
The Hebron property is a one acre parcel located immediately adjacent to Stoney Run Village. The property will be annexed into the existing Stoney Run subdivision and will add approximately 26 more two-over-two condominium units to the community. Final Plan approval is anticipated by mid-2014.
Heritage Crossing is a 15-acre parcel located near Arundel Mills Mall in Hanover, Maryland. Site development activity began in January 2009 and Ryan Homes completed home construction in December 2010.
Highland Farms is a 20-acre parcel located in Odenton, Anne Arundel County. The property is situated between the former Naval Academy Dairy Farm and Odenton Park. Highland Farms is comprised of 47 town homes and 28 single family homes. Final Plans were approved in early 2012 and site development began in Spring 2012. Lennar began home construction in Autumn 2012.
Watts Village is a 2.5-acre parcel located off Watts Road in Hanover, MD. The site is immediately adjacent to Stoney Run Village and is currently planned for 40 two-over-two condominium units. Final Plan approval is anticipated by the end of 2014.
Nantucket on the Severn is a 27-acre parcel subdivided into 13 building lots, 2 of which are waterfront lots located on the Severn River. Final subdivision approval was granted in 2003 and construction began early 2004. Home construction of the non-waterfront was completed by Converse Builders.
Oakview Village is just over 10 acres in size located near Baltimore Washington Medical Center off Oakwood Road in Glen Burnie, MD. The property is currently planned for 119 townhouses including 16', 20', and 24' wide products. Final Plan approval is anticipated in the Spring of 2014 with site development commencing in Summer of 2014.
Odenton Station is a 5-acre parcel situated directly adjacent to the MARC station in the Odenton Town Center. The site plan is currently designed for 51 single-family attached units. The project is in the early stages of engineering with an expected ground breaking in early 2014.
Located off Harry Truman Parkway in Annapolis, these 30 one-third acre single family lots were built by Craftmark Homes. Homes were priced from the mid $300,000’s.
Red Oak Crossing Section II is located immediately adjacent to Red Oak Crossing off of Crain Highway in Glen Burnie, MD. This 5-acre site was approved for 73 townhouses in early 2013 with site work commencing shortly thereafter. Ryland Homes is starting home construction in early 2014.
The Pointe is a 10-acre parcel located within the ArundelPreserve mixed-use community in the heart of the Baltimore-Washington Corridor. The project will consist of approximately 116 townhouse lots with access to a pool, clubhouse, and numerous other amenities associated with this master planned community. Construction commenced in Spring of 2011.
Monroe Landing is an assemblage of two parcels totaling 7 acres located off Keenan Road in Severn, MD. The property is currently planned for 24 single family lots. Final Plans were approved in mid 2013 with site development work expected to start by Summer 2014.
The project consists of both commercial and residential uses including a medical office building, 88 “two-over-two” condominiums, and 38 townhomes.
This 9 lot waterfront community is located on the Rhode River, ten miles south of Annapolis. Lots were marketed to individuals for custom home construction.
River Oaks is a 230-unit townhouse community located off Mayo Road. Final plan approvals were received in the spring of 1999. The entire property was subsequently sold to US Homes.
This planned 140 unit condominium community is located in the Bestgate Road corridor near Annapolis. Construction started in the Spring of 2000. Sturbridge Communities was the builder of the units.
Severn Crest is a 25-acre assemblage of properties located near Route 100 in the BWI Airport corridor. The tract was planned as a 45-lot medium density age restricted community. Final approvals and permits were obtained in the Spring of 2005 and the property was sold to Krocker Land.
The Shannon's Glen is a 38 acre assemblage located on the south side of MD 175 between National Business Parkway and the Baltimore-Washington Parkway (MD 295) in Jessup, Maryland. Shannon's Glen is located immediately adjacent to the northernmost section of National Business Park. The property is zoned Mixed Use-Employment and is planned for approximately 364 rental apartments and 131 for-sale townhouses. Final approvals are expected in early 2014.
The Shipley Farm totals 42 acres off Wigley Avenue in Jessup, MD. The property will yield 45 quarter to half-acre lots. Sketch Plans were submitted in Spring 2012 with Final Plan approval anticipated by mid-2014.
Elm Street purchased this assemblage of 14 one-acre water privileged lots in the Shore Acres community located on the Broadneck Peninsula in the fall of 2001. Site development was completed in early 2002. Converse Builders completed home construction in the third quarter of 2003.
This 30-acre tract was rezoned as part of the Broadneck Small Area planning process from residential low density to two units per acre. The parcel is located off Jones Station Road on the Broadneck Peninsula. The project consists of 43 age-restricted lots with houses constructed by NVHomes. Site development and home sales were completed in 2009.
This assemblage of several parcels located adjacent to Arundel Mills Mall was rezoned to high density residential during the Severn Small Area Planning process. The 25-acre project is comprised of a mixture of 336 apartments, 112 elevator condominiums, and 80 townhouse condominiums. Site development was completed in 2008. Ryan Homes began condominium sales in March 2008 and apartment leasing commenced in October 2008. Site development for an additional forty-eight elevator condominiums was completed in June 2010. Ryan Homes completed sales and building construction Summer 2011.
This thirty-five large lot well and septic community was completed by NVHomes in 2001.

Tanyard Cove North is a 250-acre waterfront parcel situated on the Marley Neck peninsula in Glen Burnie, Maryland. The project is a joint-venture with CSX Realty and consists of 486 total units. The community boasts the latest in advanced storm water management technology and the site plan is designed to protect and enhance the environment. Site construction on the first phase commenced in January 2013.
The Upton Property is a 25-acre parcel located off New Cut Road in Severn, MD. The property’s location along the Route 97 corridor makes it convenient to Baltimore, Annapolis, BWI, and Fort Meade. The subdivision is comprised of 89 single family homes and was purchased by D.R. Horton in the Summer of 2012. Elm Street completed site development of the first phase in November 2012 with remaining development work ongoing.
Waugh Chapel Meadows is a 4-acre parcel located off Waugh Chapel Road in Odenton, MD. The property is adjacent to Piney Orchard and is comprised of eighteen single family lots served by public water and sewer. Site development was completed in October 2010 and Richmond American Homes began home sales in late 2010.
This 167 unit townhouse and 191 unit condominium community located on Bestgate Road was completed in the Spring of 1999. All home sales were by Pulte Home Corporation.
