Autumn Hills is a 168-acre parcel, located in the Route 228 corridor of Waldorf. The property is planned as a 384-lot medium density single family detached home community. Elm Street entered into a phased purchase agreement for the property in 2002. Site development for 206 lots comprising the first four of the six planned sections is complete.
Craftmark Homes and Ryan Homes have delivered all homes planned for sections one through four. Ryan Homes opened the fifth section for sales in late 2012. The sixth section of 60 lots is permit ready.
Bryans Crossing is a 58-acre parcel adjacent to Route 227, west of Bryans Road. The property is planned for 167 medium density single family detached lots. Site development work for the last section of 62 lots was completed in 2012. To date Lennar, Richmond American and Ryan Homes have delivered 115 homes in the community.
Elm Street purchased this 16-acre parcel located in the Bryans Road Town Center in early 2006. Preliminary subdivision plan approval for 128 townhouses was secured in 2010. The property is planned to be an extension of Chelsea Manor.
Elm Street purchased this 30-acre parcel located adjacent to Bryans Green in 2009. We secured preliminary subdivision approval for 246 townhouses in 2010. Lennar delivered their last home in the first section of 67 lots in 2012. Lennar is currently selling 22 foot front load and 20 foot rear load townhouses in the second section of 61 lots. Section 3 and Section 4, each comprised of 59 lots, are permit ready.
These 160 townhouse lots were purchased by a joint venture between Elm Street Development and Prudential Insurance. The lots were developed and sold to Porten/Sullivan Homes and Ryan Homes. Sales started in 1995 and were completed in 1997.
Elm Street purchased this 161-acre parcel which is contiguous to our Bryans Crossing community in the fall of 2004. The property is planned to be an extension of Bryans Crossing and is approved for 154 medium density single family detached lots. Approximately 80 acres of the property are planned for active and passive recreational uses.
The Padgett Property is a 22-acre parcel located in the Route 229 corridor of Waldorf. Elm Street entered into a purchase agreement for the property in 2007. Preliminary subdivision approval for 41 single family detached lots was secured in 2008. We plan to develop the property as market conditions improve.
Elm Street purchased this 8-acre parcel located in the Town of Indian Head, in the fall of 2005. Final approvals for this 70-lot townhouse community were received in early 2006 and site development was completed later that year. Craftstar Homes completed sales in the first half of the community in 2008. Lennar Homes completed construction and sales of the remaining homes in late 2010.
Elm Street purchased this 28.8-acre parcel in the Summer of 2011 through a foreclosure sale. The property was approved for 92 single family detached lots, 31 of which were partially finished. KB Homes purchased the 31 finished lots in December of 2011 and will deliver their last home this fall. In 2012 we secured approval to convert the remaining 61 single family detached lots to 142 townhouses comprised of a mix of 24 foot and 22 foot wide product. Later that year we began site development work for the townhouses and delivered the first section lots in April of this year. Dan Ryan Builders is under contract to purchase the first 74 townhouse lots and will deliver their first homes in the fourth quarter.
Elm Street purchased this 4.75-acre former school site located in the Town of Indian Head, in the Summer of 2004. Plans for redeveloping the property were approved in late 2004 and include 76 condominiums and commercial space. Site development was completed in late 2005 and Ryan Homes completed construction and sales of the last condominium building in late 2007.
