Ashland is a 590-acre wooded site adjacent to Prince William Forest Park and Powells Creek. This planned community was rezoned in June of 1989 and consists of a mix of 875 predominately single family homes, a Village Center with retail and recreation, as well as a high school and an elementary school. Development started in 1995 with lot sales to Ryan, Washington, Comstock, Ryland, Porten Sullivan, and Regency Homes.
The development of this 195-acre wooded site off Hoadly Road was managed for First American Bank, the owner. This project consists of 130 single family homes on 1 to 2 acre well and septic lots. Lots were sold to P. C. Homes. Development started in 1993.
A commercially zoned property which was successfully changed under a Comprehensive Plan Amendment to residential zoning. Richmond American Homes and Dr. Horton have completed all 62 homes on the 5000SF lots. As of the Summer of 2010 homes have been completed and sold out.
Wooded, large lot, well and septic community of 65 homes that included an elementary school site. This community was sold in bulk upon plan approval.
A 25-acre property developed into 73 single family lots. The property adjoins the Prince William National Forest Park. One-quarter acre lots were delivered in the Spring of 2004 to the builder, Centex Homes. The property sold out in the Winter of 2007.
Located on the corner of Minnieville Road and Spriggs Road in Dale City, Liberty Manor includes 59 single family detached lots. Site development began in early 2012 with the finished lots sold to D.R. Horton.
A planned 388-acre mixed use project with 750 residential units and 3.4M s.f. of commercial. Project was a joint venture with Winchester Homes. Project was sold undeveloped.
The 3.7-acre site is located in the Town of Occoquan. The property is zoned for townhouses and located close to the historic district of the Town. A plan to develop 39 townhouse units was denied by the Town of Occoquan and a suits in the Circuit Court and Supreme Court were filed and overturned the Town’s denial. The site plan for the 39 townhouse units of both front and rear load units was approved in Fall of 2012 and construction began in the Spring of 2013.
This 36-acre parcel was successfully rezoned for 90 single family lots in the Spring of 1988 and sold undeveloped in 1993.
An 800 unit multi-family site managed for First Citizens Corp. Gables Development constructed Summer House condo project with land development by Elm Street Development.
Walker’s Station is a 40-acre Transit Oriented Development site located off Railroad Drive in close proximity to the Manassas Park VRE Commuter Rail Station. The project has preliminary plan approval for 355 units with a mix of 2 over 2’s and townhouses. A zoning amendment was filled in early 2012 to re-plan the property for 396 units with a mix of multi-family garden style apartments and townhouses. The project is expected to break ground in the Fall of 2013.
A 19-acre community proposed to have 94 townhouses, 81 age restricted multifamily units, and retail uses. The property was successfully rezoned from commercial to residential in 2008. Development of Phase 1 began in the Fall 2009 and 94 lots were paved in 2011. Richmond American Homes and Ryan Homes are currently building 22’ and 24’ garage townhouses. Beazer Homes is currently under construction with the age restricted multifamily units.
